Check out Samson Realty. They manage rentals for a lot of home owners in Providence: https://www.samsonrealty.com/
If they can't find you one, call up a big rental group like Bilodeau or 02908. But Samson was able to find me a Wayland Square studio in my budget and cheaper than the rest of the city a year ago and they will be honest and point you elsewhere if they can't find it.
However, there are a lot of 2BRs in Fed Hill/West End for 50-60% of your budget.

Providence Optical downtown will cut lenses for any frames you find online, including vintage. They were able to cut lenses for a few 1980's designer frames I have and was previously unable to find an optometrist willing and able to. They later did a run of some newer models that I found online.

I walk home or cycle every night and day from the city center to West End, South Side and East Side as part of my routines. It is generally safe here and I lived in 3 cities with 2-5m metro areas prior to here.

Yeah, it was always a nice hazy, lazy summer city walk around for people who live here. That was still... Very busy.
The idea of turning it into a student attended juggernaut... Why not just make a separate festival?
It's now essentially an entirely different festival entirely because the energy and composition of the audience is radically different.

Good point RE: Boston commuters forgot about that.
I think not even the Cafe La France lady opens her cafe that early inside the Amtrak station. Damn, it really is only Dunks before 7 isn't it?
Maybe that Starbucks on the other side of the bridge after Fed Hill in the Hilton? But that location seems cursed since Covid.

Yeah, there isn't enough year round foot traffic to sustain coffee shops. I've seen a couple try and fold, but the summer is the only boom time. Rents are cheaper and more people live closer to Broadway and the couple cafes there have their following.

Nitro Bar and Seven Stars are both there, but I believe open at 7am.

I wouldn't trust the train to do this 10x a week as you're looking into. A car and off-peak driving make it possible and less tiring than the MBTA's speed and delays.

The vintage shop actually grew and has since twice out grown space. They are Cured Collection at the Providence Place Mall.

Wayland Square. Not included. I was suggested to inquire about the neighborhood lots at $35/mo. I don't drive though, so I didn't need it. Samson Realty and Bilodeau property management was who assisted me.
