Your #1 rule when buying should be “is it in an HOA?”.

If yes, buy elsewhere.

You could prob deal with the random situation…but if it’s people out there fining you for a trash can not recovered from the curb within 10 hrs or grass 1/8” over acceptable…fck that Karen energy. That energy will exist your entire ownership.

I also get most of my repairs done there. I know the general standards as posted on the Highway Patrol page so I seek out the standards before needing an inspection but mine have always turned out well.

Lotta folks shit on inspections and I get it, but most of it is legit vehicle safety.

Tired of waiting SB Campbell approaching Sunshine and Campbell and turning left? Just speed in the turn lane along Campbell while it knowing there is a left turn section onto University before the turn lane. If I see these morons I always go a couple clicks to the left so they can’t slide between lane traffic and my turn lane…making them have to wait longer.

Yes Seoul should have it, a Korean market. Asian World is a variety of countries.

But a Japanese or Vietnamese store prob has little insight into the best of another Asian culture.

And yes, Asian menus are very diverse. Ever had good Vietnamese sushi? Me neither.

Not Kydex but there is a leather shop just east of St Louis and Glenstone. Gaunt Leatherworks. It’s a pretty non-descript building but cops have custom leatherwork and holsters done there from quite a distance if you ever need that sort of thing.

If you look at the streetview you see the building is literally right next to a stream bridge along a clear watershed in the vicinity. The city’s “but all these vehicles can’t use it” in largely a wasteland of stuff is a puffery point.

The issue at hand is what is the fair value of building and land plus the recreation of the business inside from a logistical standpoint with a bit of historical $ cushion. Yes I know it’s a big history point for people from here…but that’s not much of a legal negotiation point.

That said, I have had a couple professional situations alongside a decent looking female counterpart and the owner was…a bit over the top in some ways.

The W Republic store has manager markdowns for near expiry day meats. You never know what will come up, but if you are in the area and more ideally have a deep freeze, you can get some deals. Other stores tend to not do any markdowns for some reason.

I recently visited FoodForLess. Seemed like most products were close to slightly more than WM…some variety of things if you like to explore. Tons of meat at competitive prices. I did a dive into FFL and the only stores in the area for FFL seem to be SGF and Joplin locally. How Pricecutter is still the outlier for prices is beyond me…got to be a shit business model. I still see people with entire carts of stuff paying an average of 15-40% more though.

Asian World Market is the biggest selection. More Chinese but a variety from most any Asian country of note. The Seoul Market just S on Campbell is mostly Korean but does have some other stuff. The Asian Market next to Walmart on Glenstone is mostly Japanese based.

There are typically a limited number of flights for them to the US simply because there are only so many flights that require such a craft…they aren’t as rare as a dreamlifter or a beluga or the super guppy on a numbers basis…but one basically over town I’m guessing over the entire history of them is somewhere a handful of times at best and this being the only time so far. Most flights are international and from good sized airports…much less common for flights between states too.

The fact that traffic tells you they are bypassing an intersection tells you there is an issue. I’m on a road where people cut through to avoid a major intersection light. The govt here is responsive but not big enough to foresee future issues and deal with them in planning. That’s why Parkcrest becomes an issue.

There are actually a good number of Russian and Ukrainian immigrants in the area. Sacramento was the big landing pad years ago but due to…reasons…SW MO emerged as the secondary place to go for first generation immigrants.

There is a…Russian or Ukrainian oriented food store just E of National and Republic Rd. Might be worth inquiring there.

And yes, there are many sudden views on Ukraine/Russia…it’s a totally diff mindset and worldview that most average people still don’t quite know how to feel after watching hours and hours after watching both sides like I have. That said, most immigrants here from there I’ve dealt with are good, hard working people. If you find a good local dual language teacher you will learn the language and the nuance.

The VA hospital here has a pretty decent range of options if needed.

I don’t know your age…the old school VFW vs newer vets seems like a reasonable difference of generations. I think most new vets prob don’t have a modern VFW hall.

But the area overall is vet supportive and some places welcome veterans for employment.

I’m not a vet, but have anything from a retired MC stepfather to seeing someone who barely made it through a 4yr enlistment…but is now “a vet”…

I highly suggest you take a few days and visit the area and look around.

I found the wormhole and hit ZERO lights that stretch SB today. It was 5p. That’s NEVER happened before.

A lack of overall master planning is the big issue in that section and it will prob never get better.
