Second this-we just had our furnace and hot water heater replaced and they didn’t try to sell us on something way expensive. They were honest about pricing and did what they could to help us save money. They also have a membership that can help you save and give you inspections every year.

That happened to me. My rent went up $100 one year when I lived in one of their properties. I complained nothing was getting fixed but rent was being raised. They told me it was because all the other housing prices were going up, not because they were making improvements. Well no duh.

Big O told me “my headlights were too dim to pass” and then said they couldn’t fix them. Went to ORilley to replace them and the guy working said they looked fine. I took my car somewhere else and paid again for an inspection and they passed it. Yeah I don’t have LED headlights but geez.

Glad it’s been good for you. The property we lived in several years ago looked nice and the initial property manager was great. However, it went downhill after she left. They couldn’t find a new property manager the entire year after. We lived with leaks from our upstairs neighbors for months and it ruined a wall in our apartment because without a manager they couldn’t schedule maintenance. The phone was never answered. I had to go down to the central office on Seminole to tell them the wall was literally soaking wet and we had a giant puddle on our floor. We also lived without hot water for several months in the winter. Worst experience I’ve ever had in an apartment complex. To move out I had to go to another apartment complex and tell them to let the Wooten Co know we were leaving. Then they took 5 months to process our move out.

Midtown and Weller are full of wonderful “fixer uppers” and since the neighborhood isn’t as “desirable”, they have wonderful deals. The neighborhoods are also very walkable.

I used to go to IndieBlue…but then they ruined my hair color and still chose to charge me close to $300. They told me they couldn’t do my hair the color I wanted. We settled on a color close, then it still turned out awful. I stayed til 9pm (my appointment was scheduled for 5pm) after they asked if I could come back the next day to fix it but I said I was not leaving until it was fixed. It still did not turn out the way I wanted and expected them to at least take some of the price off.

Unfortunately Missouri has no laws for renters. It sucks. We were in a similar situation with awful neighbors but also had water damage in our apartment that became moldy. We also lived without hot water for 2 months. There was nothing we could do. I was so glad to get out of there and we had to pay to break our lease. Then they took over 2 months to process our move out. Still nothing we could do.

I would suggest getting a carbon filter for your furnace/ac. It helped a bit for the smoke smell in my case. We also ran an air purifier with carbon filters in those rooms that smelled strongly.
