Not how that sentence is phrased. The colon after the first half of the sentence that sets the the price at $3.8B implies that what follows is a breakdown of that number. Where that missing quarter was used for is unclear.

NYC has a law that treats uncapped pickup trucks as commercial vehicles, which greatly increases the taxes and fines. That's why you rarely see them as passenger cars in the city. That truck is almost certainly work related.

I get it and I don't disagree. But the problem with the university model is that the campus doesn't house the staff and goods production needed to support the community, and the staff and goods production that is required to support them. It's an unrealistic model.

It's not just driving. Product and goods distribution, trash, water, sewer, electricity, transportation, etc, etc. Density is good.
The trick is to find a happy balance.
The utopia of a homogeneous university is not a real life comparison.

Heat pumps are much easier to implement in new construction but very difficult to retrofit. Especially in buildings like schools where the layouts were specifically designed to maximize natural light and airflow.

To be fair, look at the crazy curve of the cost relative to today's dollar over that 40+ year span. The economy was anything but stable.
