Hah! Name me one realtor that gives a fuck about the tenants or the landlords! As a landlord myself I’ve dealt with them and I’ve yet to find a good one. Every single one of them tried to get me to drop the deposit etc because I assume the tenant they found could not afford their fee. I told them to drop their fee or have them contact me directly. I never use agents because I don’t trust they are out there looking for a good tenant.

I paid about 2500 for a days work from a really good plumber before. But he did what I though was 2 days very quickly. So it was worth it. It sounds like he just didn’t bother getting a decent price on the unit. It might be true he paid that much and didn’t bother to look. Sometimes the supply houses have a better product with similar sku. You really have to understand the costs going into this.

You know I always hear you no broker fee folks mention Craigslist. I use Zillow etc as a landlord and tried Craigslist in the past. I’ll never use it again. It’s full of scams and the leads generated have been nothing but crap. My recommendation to you and anyone who reads this is to look at the other more common sites as well. You don’t need to be a broker to post there.

So you tip on top of tax? I didn’t know that was a formal thing in general. If you look at the suggested tip options it used to be most were before tax now that’s changing — more and more the suggestion includes the tax. In addition to tipping on top of the BOH fees frequently you tip on top of the tax. Whenever I see that suggestion I subtract another 5%
