This is about new construction. That's where your started. Contractors aren't making cheap housing because it's not as profitable for almost as much effort. Period. No one, that isn't on some sort of government funded or outreach/charity endeavor is making cheap housing. And go talk to a realtor or a lender about $90-150k homes and prospective buyers credit. I'm in a family of bankers and mortgage brokers.

There's more risk in cheap housing. People that can afford a mortgage for a cheap house, can't actually get the bank to lend them the money. I don't see $400k+ pro homes sitting empty.

"risk v reward of luxury housing"? Risk has nothing to do with it; it's just math (profit). Why spend $100 to build something you will sell for $150 when you can build something for $200 and sell for $500?

I don't think it's telling us much more than that. It's just data regurgitated into a graph. You'd have to aggregate it further to make talking points. I take that further inference isn't the intent since it is so disperse.

Ranked choice weeds out the extremists since, as first choices, they'll never get enough. But more moderate second ranked choices will.

Refrigeration inhibits bacterial growth. Maple syrup is very susceptible to bacterial growth... lots of simple sugars, and no inhibitors like low pH of ketchup.

Permissive use usually comes with liability protection.
OP, just post it and start recording anyone you confront, to keep a record for repeat offenders.

You can't do it yourself over the website. You'll have to go to a title service.

That's my thinking.
Go look at aerials on Google maps if the current day. There's an island just below the dam now, where this is.

Basement bars aren't uncommon. They just can't have direct access (inside stairs) to the living space.

That would be the optimistic outcome, imho. Based on Dobbs, where they went beyond answering the question at hand and just gutted Roe, this court is quite willing to find the means to justify the ends. My first post about how they're shrugging off these election related requests, out of hand, sure gives me the feeling like they're trying to play both sides. Like they're trying to bank positive, broad public opinion with these moderate decisions, because they're saving up for a big blast.

Your missing my point. This supreme court is actively trying to appear a-political by granting wine reviews while rejecting others, but they save up for the bombshell fringe cases
-Motor- t1_iqxb9i2 wrote
These election related rejections recently are just window dressing before they uphold the independent state legislature idea in Moore v Harper this year, which will rewrite everything going forward.

>Local builder A.J. Shinners poured a little cold water on the dream of a dense and affordable village, however. With the expense of materials and labor along with the sale of million-dollar condos on Mountain Road, he found it difficult to justify building affordable housing on his lower-village property and intentionally refuse that kind of windfall.

>“How do you look at a piece of property and say, ‘I’m going to build affordable housing that’s going to cut myself off from the potential income I could earn?’” he said.
And I got downvoted like crazy a while ago for suggesting that the main reason is that it's more profitable to build higher value for the investment cost properties.
