Maybe I am misunderstanding your comment, but I have never understood why the state doesn't incentivize businesses to move outside of 495.
Make Worcester/Springfield a desirable destination for businesses. The housing market would definitely cool down if the state made other cities viable.

Prices for the material have doubled and sometimes tripled since 2020.
Inflation went through the roof.
Minimum wage is now sitting at $15 an hour. Skilled trade wages went up because of that.
Code changes and new regulations have made things much more expensive.
A quote being double what it was 3 years ago is normal.

Public employees shouldn't be able to unionize. Public unions should not exist.
Edit - I am not going to respond to every ridiculous comment on my post.
If it is a safety issue, call OSHA. There is no need for a union.
If it is about compensation, put forth legislation to fund a pay raise. There is no need for a union.
A public employee using the government boot to step on the necks of the taxpayers until they get better individual compensation is a selfish tactic.

The state does not have your best interest at heart. You are just a means to redistribute wealth into the system. Lottery is just a glimpse into this system. There are many avenues that are disguised better.

What I am saying is 100% true.

Yes, states that have constitutional carry or recognize MA LTC, you can possess your forearms in that state. You can CCW in a constitutional carry state.
You can not however, purchase or a handgun in another state and bring it back to your sate. You can not transfer a handgun and bring it back to your state. That is all illegal at a federal level. It must go through an FFL.
MA does not recognize any other state firearm license. A person from another state is not allow to carry a firearm in this state unless they possess a non-resident license.
The person I responded to stated that 90% of all firearm involved in a shooting came from a different state. This situation is highly regulated at the Federal level and the state level. The only way OP's statement is true is if those handguns went through a MA FFL.
If those handguns did not go through a FFL, the gun laws did not work.

Which is highly illegal. You can not purchase or transport a handgun across state lines. It has to go through a valid FFL. This is illegal at a federal level.

My house leaks water. That water creates black mold. Should the public have to pay to have that drywall removed and disposed of?

You picked the most diverse area in Springfield (downtown) and said it was not suitable for businesses because it needs to be cleaned up.
It is normal to not recognize your own internalized racism.
You should be demanding that businesses move to areas with a majority minority population instead of finding excuses why they shouldn't.
